Portfolio submissions

The BTL Hub allows you to upload multiple properties in a portfolio to be assessed as part of a single application. Plus, the property schedule is valid for 12 months as long as the portfolio doesn’t change.

If you're registered on the BTL Hub with a different lender, you won't need to register again. Just find ‘Precise’ in the lender list and send a link request.

When completing a mortgage, both Precise Mortgages and your customer will need a conveyancer to complete the necessary legal work associated with the transaction.

Precise Mortgages operate an approved panel of conveyancers for limited company mortgages relates to term lending for properties in England & Wales only (“Limited Company Buy to Let Conveyancer Panel”). Only firms on our approved limited company panel of conveyancers can act on these limited company mortgages. The customer will be responsible to pay all conveyancing costs incurred in accordance with the fixed fee schedule. Please refer to option 3 below for a list of firms on our closed Limited Company Buy to Let Conveyancer Panel and fixed fee schedule.

If a limited company application relates to Scottish property this needs to be referred to the Scotland Preferred Conveyancer Panel at option 1 below.

If this is a bridging application in England & Wales only please refer to the Preferred Bridging Conveyancer Panel in bridging finance.

There are four conveyancing options available for your customers:

1. Preferred Conveyancer Panel Joint Representation

Our Preferred Conveyancer Panel consists of conveyancing firms that we have worked with for some time and provide nationwide coverage across our lending areas.

Where a customer selects a member of our Preferred Conveyancer Panel for representation in the mortgage transaction, we will instruct the chosen firm on behalf of Precise Mortgages and your customer.

Important information

Precise Mortgages no longer operates a set tariff of fees for conveyancing work. Your customer should negotiate the fees they pay direct with their chosen conveyancer.

2. Core Conveyancer Panel Joint Representation

Alternatively, your customer is able to choose an approved conveyancer from our Core Conveyancer Panel for England and Wales, providing more choice in representation.

Important information

Once your customer has selected a member of our Core Conveyancer Panel for representation in the mortgage transaction, we will instruct the chosen firm on behalf of Precise Mortgages and your customer.

3. Limited Company Buy to Let Conveyancer Panel

Any limited company application would need to select a solicitor from our Limited Company Buy to Let Conveyancer Panel of approved solicitors and the customer will incur fixed costs that they will need to pay.

Alternatively, an applicant can use their own solicitor, provided they meet our criteria. However, the applicant must select one of the solicitors from our Limited Company Buy to Let Conveyancer Panel to act for Precise and the applicant will be liable for both sets of fees.

4. Separate Representation

Your customer can choose a conveyancer who does not appear on either of our panels. They will need to instruct their own conveyancer and will also need to choose a member of our Preferred Conveyancer Panel except for limited company applications which must use our Limited Company Buy to Let Conveyancer Panel to act for Precise Mortgages.

Please note they will be responsible for paying both conveyancers legal fees which must be agreed direct with the conveyancer. Precise Mortgages will instruct the conveyancer chosen to represent them from the Preferred Conveyancer Panel except for limited company applications which will be instructed from our Limited Company Buy to Let Conveyancer Panel, but your customer will be responsible for instructing the conveyancer they have chosen to represent them.

When submitting limited company applications for term lending on properties in England & Wales only, please ensure your client is using a solicitor from our Limited Company Conveyancer Panel. Please note, it is in our absolute discretion to amend our panel from time to time. We’re not accepting any new applications to this panel at this time.
