Two-stage funding delivers full property overhaul in Oxfordshire

Scenario
A customer required a non-regulated heavy refurbishment loan, secured against an existing investment property in Oxfordshire. The purpose of the loan was to repay existing finance and fund an extensive renovation including a double-storey extension, new staircase, underfloor heating, internal reconfiguration, and complete internal refurbishment.
Outcome
Stage 1 of the funding enabled the borrower to settle the current finance and complete structural works including the extension and staircase. Stage 2 was released following a site inspection, allowing them to finalise the internal fit-out and finish to a high standard.
Upon completion of the works, the property was sold within 6 weeks, achieving a 25% uplift in value compared to pre-refurbishment figures. The loan was repaid in full, and the borrower was able to reinvest profits into a new development opportunity.
