Bridging Finance

Bridging

Overview

Our Bridging Finance products could offer a short term borrowing solution to customers who need to facilitate a deal on a fast turnaround.

We can provide Regulated Bridging Finance options for customers who want to use their residential property as security to raise funds. Our Non-Regulated Bridging Finance products could be the answer if your customer is an experienced property investor who wants to extend or improve their portfolio.

Speed is essential for Bridging Finance. This is why we offer AVMs (Automated Valuation Model) for standard Bridging Finance products. Please refer to our Bridging Finance Products & Criteria Guide for qualifying criteria.

We also offer joint or separate legal representation in England and Wales to help keep costs under control. You can read more about the options available here.

Click on the options below to find out more about the product ranges available.

Our first and second charge Bridging Finance products can be used where the security is intended to be used, or is currently used, as a residential home by the applicant or a family member.

Regulated Bridging Finance can be used for almost any purpose, except where your customer is looking to raise finance by way of a second charge and the loan is for business use. For this situation our range of Non-Regulated Bridging Finance could help.

This might be the right range for your customers if they are:

  • purchasing a property at auction
  • looking to expand their property portfolio
  • capital raising
  • in need of chain break finance
  • refurbishing or converting their property (maximum 6 bedrooms)

Key product features:

  • multiple bridging loans are considered
  • quick completions
  • no maximum loan size
  • no facility fee products
  • maximum term 12 months
  • AVM (Automated Valuation Model) available for standard bridging products – see our Bridging Finance Products & Criteria Guide for further details.

Our Non-Regulated Bridging Finance products offer borrowing solutions for property investors or landlords who are looking to buy a property at auction, expand their property portfolio, carry out refurbishments or renovations to an existing buy to let property.

This might be the right range for your customers if they are:

  • buying an HMO property with up to 8 bedrooms and 2 kitchens
